Osprey utilizes the extensive real estate development experience of its principals to enable itself and its investors to participate in the higher returns available earlier in the development cycle. Osprey looks for opportunities where there is a significant potential to increase economic value through its knowledge and expertise including:

  • Land acquisition, assembly and rezoning.
  • Acquisition of existing properties where there is the ability to increase value through market repositioning or upgrading management and improving operations.
  • Development of property in locations where future demand growth is predictable.
  • Investment in operating companies that possess a competitive advantage in their specific business that can be translated into superior returns.
Quality and Diversification

Osprey invests only in superior locations, properties, businesses, and people. To assure location quality, Osprey targets investments in larger metropolitan areas that have a positive growth outlook and a diverse economic base. Within these metro areas, Osprey focuses on investments in future growth corridors created and identified by transportation and infrastructure planning. Osprey seeks diversification of risk in three forms:

  • Quantity - We make medium-sized investments ($5 to $50 million) that are large enough to gain administrative efficiencies, but provide the flexibility to spread risk over multiple investments.

  • Geography - We invest in the growth corridors of major metropolitan areas on the East Coast to avoid undue sensitivity to economic factors specific to any particular location.

  • Investment Product - We pursue diversification amongst our investment product types to avoid vulnerability to unpredictable external market factors, limited to a particular market segment.
